Having an offer accepted on your dream home is an exciting milestone. After searching for the right property, attending viewings and making one of the biggest financial decisions of your life, it can feel like the hardest part is over.
However, an accepted offer is only the beginning of the journey towards becoming the official owner of the property. Before you receive the keys and call the home your own, several important legal and administrative steps need to take place to ensure a smooth and successful property transfer.
Understanding what happens during this stage can help first-time buyers and experienced homeowners feel more confident throughout the process.
Once an offer to purchase has been accepted, the conveyancing process begins. A conveyancer is responsible for managing the legal transfer of ownership from the seller to the buyer.
During this stage, the conveyancer works behind the scenes to ensure that all necessary documentation is prepared, reviewed and submitted correctly.
Their responsibilities include:
Preparing transfer documents.
Communicating with all relevant parties.
Ensuring legal requirements are met.
Guiding buyers and sellers through the transfer process.
The role of the conveyancer is to make sure the transaction progresses smoothly while protecting the interests of all parties involved.
Before ownership can officially change hands, important details about the property and transaction need to be confirmed.
This includes ensuring that:
Property ownership details are accurate.
Required documentation has been completed.
All necessary approvals and requirements have been met.
Any conditions in the agreement have been fulfilled.
These checks are an essential part of creating a secure property transfer and ensuring that the buyer receives legal ownership of the property.
For many buyers, purchasing a property involves obtaining a home loan. Where a bond is required, the registration of the bond takes place alongside the transfer process.
The conveyancing team works with financial institutions and other parties to coordinate the necessary steps, helping ensure that both the property transfer and bond registration are completed correctly.
Good communication between buyers, sellers, banks and conveyancers is key to keeping the process moving forward.
One of the most important milestones in the property journey is registration at the Deeds Office.
This is the official point where ownership of the property transfers from the seller to the buyer.
Once registration is complete:
The buyer becomes the legal owner of the property.
The seller’s ownership comes to an end.
The property can be handed over according to the terms of the agreement.
Although many steps happen behind the scenes, registration is the moment when the excitement of buying a home becomes reality.
While the legal process is underway, buyers can start preparing for life in their new home.
This may include:
Planning moving arrangements.
Arranging insurance.
Setting up utilities and services.
Preparing for occupation.
The journey to homeownership is about more than completing paperwork, it is about preparing for the next chapter of your life.
A property purchase involves significant financial and legal considerations. Having an experienced conveyancing team ensures that every step of the transfer process is handled carefully and efficiently.

Are you an Estate Agent or Mortgage Originator?
The KVV Training Centre is a platform for continued learning and education. This Centre is especially focused on Estate Agents and Mortgage Originators who wish to broaden their knowledge about the property industry and the legal implications of the elements associated with it.
Our directors are more than happy to do onsite training at your offices, in which case the material in the training centre can be used to reaffirm knowledge obtained during training. Alternatively, the Training Centre provides a welcome alternative to the learner who does not have time to sit in a classroom during the day and wishes to do training in his own time and in the comfort of his own home or office.
Certain of the programmes provide for a small knowledge test at the end, in order to obtain and print an Attendance Certificate as required by the PPRA.
